Staging will help to market your listings in the best possible way. Getting started With the real estate industry being extremely competitive we know how important each and every listing is to you and how critical your revenue and success is. This is why it is so important for us to be very careful in how we handle your clients. When we go into your client’s home for a consultation, we offer a detailed Action Plan that we follow as we go through each room in their home. You as a real estate agent, are brought into the process as much as you want to be--the decision is yours. We value the fact that no one wants or likes surprises. In the end, we all work together as we continue to help your client understand that their home now needs to become a "house", a product that may need to be reworked or tweaked, and put on the market to sell. No doubt you’ve seen the home that languishes on the market while the neighbor’s home sells quickly and easily. $20/20 Exam (Mini Consults) The $20/20 Exam is used as a quick way to get us into the homeowners house for a small fee. You pay only $20 for us to conduct a 20 minute (realistically, a half-hour ) consultation with your client. I quickly go through your client's home and look for the ten largest red flags a buyer might see inside and out, that might hinder a sale. I then email you the prioritized list and your client can either choose to take care of the things themselves, ask for my help, or do nothing at all. Sometimes that second person is all that is needed to convince the homeowner that some changes are needed. If they decide to use our services, we will all work together to ensure the listing is put on the market as quickly as possible. There will never be any surprises.
Staging Day Coupons You can purchase "coupons" in one hour increments. This keeps your costs down and you spend only what you feel is necessary. If more time is needed, it can be purchased in small quantities. Contact us for these to be sent to you quickly. We also will provide you with flyers that have coupons on them, to put into your Home Seller books.
Lunch & Learn Presentations We will be happy to present a short presentation to your office and show you how we can help you sell homes faster. Our goal is to keep costs down for the home seller, provide positive encouragement to move things along quickly, provide you with lots of great photos, and help you so you can set the right price to get the house listed for top dollar.
We provide a variety of workshops and training events throughout the year in the Roanoke area for real estate brokers and homeowners. We also take our workshops to other areas upon request. Staging Services
Staging Consultation & Written Evaluation First impressions count! Studies have shown that a listing that has been staged will sell faster and often result in a higher selling price. Staging a home prior to putting it on the market is one of the best ways to set your listing apart from the competition. We offer a custom plan to de-clutter and de-personalize rooms, rearrange furniture and offer suggestions for enhanced curb appeal. Our services include a detailed walk-through of the property. We then provide both you and the seller with a comprehensive plan to stage each room of the home. This is a 10-25 page prioritized evaluation, complete with photos, suggestions, and outlined details that gives your client a jump start at packaging their home quickly. **Increase your number of listings by offering a staging consultation as part of the services you provide sellers in this challenging real estate market. We can also provide materials regarding staging statistics to include in your listing presentations. In-home consultations & comprehensive assessment $350 - $450 depending upon size of home.
If your seller prefers, we can implement the staging plan. This includes de-personalizing the home and editing their belongings so that potential buyers can visualize the home as their own. We will simplify and brighten the home's interior one room at a time while focusing on its best features. We suggest your sellers start packing early so their home will show better and rooms will appear larger. We will transform the home, using sustainable concepts and low-cost enhancements to achieve the best look as quickly as possible. If you listing is vacant, we will provide recommendations for furniture rental and stage the primary rooms of the home. In the end, you will have lots of great marketing photos to use when marketing the home. Contact us for prices. Price varies by size of the home.
Open House Preparations
After staging your
listing we will help you prepare for that first open house.
We will come in and "fluff" each room in the home.
We'll purchase fresh flowers to add color, bring in that
fresh-baked smell, and make sure the home is set up to
present a great first impression for buyers. We'll
purchase what's needed and bill separately for supplies.
We want you and the home to look great.
If you have digital photos for a Virtual Tour and are not happy with how they represent the home online, we can help you. You can email the photos to us and we'll provide you with a plan for de-cluttering, furniture arrangement, de-personalizing, and much more.
